Our marketing is not just limited to online 'arms-length' advertising.

These organisations all share a common goal to help applicants find suitable accommodation. In doing so, we are able to advertise your properties on their internal website, database and common rooms and we are often contacted for availability of suitable accommodation.
Our tenant referencing is outsourced to reputable and approved agents who carry out thorough checks including employers and landlord's references plus any past county court judgements (CCJs).
Under the Housing Act 2004, the landlord is responsible for protecting the deposit. The Housing Act 2004 requires that all agents/landlords protect their tenant's deposit under a statutory tenancy deposit scheme within 14 days of receiving a deposit.

Landlord's be aware! Since 1 October 2008, as part of a recently introduced European Directive, landlord's will be required to provide an EPC (energy performance certificate) wherever a building in the social or private rented sectors is let to a new tenant.
An EPC is designed to show the energy efficiency rating and environmental impact rating (relating to carbon dioxide emissions) of a rented building. This rating is also accompanied by a recommendation report that shows how to improve the dwelling's energy efficiency. Together this document must be provided to the new tenant.
Landlord's must provide copy of an EPC to the person who takes up the tenancy. These EPC certificates are valid for 10 years and can be reused as many times within that period.
£200 Penalty ChargePlease note. If a landlord fails to provide an EPC to a tenant, or fails to show an EPC to an enforcement officer when asked, Trading Standards can issue a notice with a penalty charge of £200 per dwelling.
