Landlords Be Aware

From 1 October 2008, as part of a recently introduced European Directive, landlord's will be required to provide an EPC (energy performance certificate) wherever a building in the social or private rented sectors is let to a new tenant.

An EPC is designed to show the energy efficiency rating and environmental impact rating (relating to carbon dioxide emissions) of a rented building. This rating is also accompanied by a recommendation report that shows how to improve the dwelling's energy efficiency. Together this document must be provided to the new tenant.

The EPC must be made available FREE of charge and landlord's must provide a copy to the person who takes up the tenancy.

These EPC certificates are valid for 10 years and can be reused as many times within that period.

£200 Penalty Charge

Please note. If a landlord fails to provide an EPC to a tenant, or fails to show an EPC to an enforcement officer when asked, Trading Standards can issue a notice with a penalty charge of £200 per dwelling. In addition, the landlord will still have to provide an EPC to the person who has become the tenant.
